1. Guests:
To ensure properties are not problems of discomfort to our tenants,
The number of occupants must not exceed the number of persons shown on your confirmation as quoted.
Any increase in numbers must be agreed in advance and may incur an additional fee.
The landlord may immediately cancel the booking without refund if this condition is not adhered to.
Tents, caravans or swags are NOT PERMITTED on the property.
Tenants acknowledge that the property is for private holiday use NO parties, functions or large gatherings and is not for commercial purposes or the like.
Furniture is not to be moved around.
2. Bookings:
a.) All booking requires 50% deposit and additional cleaning fee.
b.) The balance of your booking is required 1 month prior to your arrival (unless other arrangements have been made in advance.)
c.) Bookings cancelled less than 30 days prior to your arrival date, no refund is payable; more then 30 days $50.00 cancellation fee is applicable. Cancellations must be in writing.
d.) Advance bookings being cancelled by the owner, a full refund will be payable.
e.) Currency - All prices quoted are in Australian dollars
The booking is made in good faith and maybe subject to change. We cannot accept responsibility for action taken by
the property owner of the premises outside our control. If cancellations occur as a result of actions like the property needs urgent
maintenance etc, all monies paid by the tenant shall be refunded. However, reasonable endeavour will be made to offer alternative
accommodation, should this occur.
3. Entry & Departure: Please contact the owner or agent if you cannot collect the key during office hours and we will make other
arrangements. Keys will be available at our office upon arrival - or other arrangement will be made.
If the keys are lost or misplaced by the tenant, the Owner reserves the right to charge a call-out fee ($50.00) for after hours
attendance, plus the tenant is responsible for the cost of any key replacement.
Departure:To enable us to service the property between occupants we ask that you vacate by 10:00am, unless prior
arrangements have been made. No refund given for early departure.
4. Tenant's obligations: This holiday rental is a privately owned property offering all furnishings, beds, kitchen utensils and
basic cleaning equipment. The tenancy is conditional upon the tenant:
1. Providing general security in and around the property during the occupancy. Loss of, theft or damage to your personal belongings are not covered by Fraser Coast Real Estate or the owner under their insurance policies. We take no responsibility for any loss, theft or damage to any occupant's personal property on the premises.
2. Notifying the office of all breakages, damages, and failure of electrical or plumbing equipment as soon as practicable.
The cost of rectifying any such loss or damage caused by the tenant will be charged accordingly.
3. Tenants shall supply all bedroom, bathroom and kitchen linen (unless ad states otherwise) and all personal hygiene items and cleaning
requirements such as soap, toilet paper, detergents and cleaning aids (only basic cleaning supplies available).
4. No pets to be allowed inside the house. Pets are only allowed IF they have been confirmed by the property owners otherwise they are not allowed during your stay on the premises.
5. Smoking is prohibited inside the house.
6. Not all properties have internet / WiFi available. Please confirm via the property description. If a property does have internet / WiFi and in the event the internet service is down we take no responsibility, however will always to do our best to rectify the problem. This internet / WiFi is provided on an "as is / as available" basis.
7. Leaving the property in a clean and tidy manner and removing all rubbish, bottles, food and personal items.
Any additional cleaning required for a property will be charged at the tenant's expense
Pease ensure bins are placed on the kerb Tuesday night or by 6am - Wednesdays
Face the lid openings to the road, no more than a metre from the kerb or road edge, and at least one metre apart
when there is more than one bin.
8. Securely locking property on departure and returning the keys to Real Estate office at 116 Boronia Drive, Poona (unless property has lock box).
9. Drinking Water: This water is via a rain water tank and is very precious, please conserve water as much as possible.
PLEASE NOTE: Sewage Treatment System - PLEASE DO NOT FLUSH ANY OTHER ITEMS! IT MAY CAUSE BLOCKAGE OF PIPES

Neither the landlord nor the Agent accepts liability:
- For any loss, damage or injury to the person or belongings of the tenants or any third party however caused,
whilst leased by the tenant before, during or after the period of the tenancy.
- No person on the premises shall be guilty of conduct that is a nuisance to any adjoining or neighbouring occupants. Such as excessive noise, violence of any kind & bad language, any occurance regarding these matters that are notified to us can result in termination of stay without any refund.
- For any error or omission in the holiday accommodation website. All printed written or verbal description of the premises
by the Agent or employee is made in good faith but no responsibility shall be accepted for any misdescription.
